Sub-Zero Maintenance & Condenser Cleaning
A Sub-Zero is built to last 20 years or more, but only if it’s maintained. Most of the Sub-Zero breakdowns we repair start with a dirty condenser, a clogged drain or a worn door gasket that a maintenance visit would have caught. What’s Included in a Sub-Zero Maintenance Visit
- Condenser coil cleaning (the top-mounted coil on built-in models)
- Condenser and evaporator fan check
- Defrost drain flush to prevent leaks and ice buildup
- Door gasket inspection, cleaning and adjustment
- Temperature check on both the refrigerator and freezer sections
- Ice maker and water filter check
- Water line and valve inspection for slow leaks
- Written notes on anything that needs attention, with upfront pricing
Why It Matters
- Prevents the most common failures. A clogged condenser makes the compressor work harder and is the #1 cause of Sub-Zero not cooling.
- Stops leaks before they start. A flushed drain is the best prevention for Sub-Zero leaks and ice buildup.
- Protects the compressor. Compressor and sealed-system repairs are the most expensive Sub-Zero repairs.
- Lowers energy use. A clean condenser and a tight seal help the unit cycle less.
How Often?
We recommend a Sub-Zero maintenance visit every 12 months, or every 6 months if you have pets, a dusty kitchen or a unit more than 10 years old.

I would like to give Appliance Tech Pros a 3.5/5 stars and the technician, Kevin, 4/5 stars. Kevin was very communicative and arrived within the expected window. On top of that, he fixed our dryer. Sadly, that is high praise for a service technician. My only complaint is that I suggested he bring both parts that could be the issue. He only brought one and had to make a second trip out to fix it. Appliance Tech Pros as a company was also communicative and set reasonable expectations. That said, they offer a $20 discount for a favorable Google review. Now I'm side-eyeing all their positive reviews… Bottom line/TL;DR – would I hire them again? Maybe. Kevin was great. Discounts for good reviews not so great.
